Summer Concrete & Driveway Maintenance Guide

Protect your driveway, patio, and walkways from summer heat damage. Learn crack sealing, power washing, sealcoating, and when to call a concrete contractor.

Why summer is the best time for concrete maintenance

Concrete repair materials (sealers, fillers, coatings) need warm, dry conditions to cure properly — ideally 50–90°F with no rain for 24–48 hours. Summer provides the ideal window. Addressing cracks now prevents water from entering and causing freeze-thaw damage next winter, which can turn a $200 crack fill into a $3,000–$7,000 slab replacement.

Crack repair by severity

  • Hairline cracks (<1/8") — fill with concrete crack filler ($5–$15 per tube at hardware store); purely cosmetic but prevents water intrusion
  • Small cracks (1/8"–1/2") — clean out loose material, apply self-leveling polyurethane caulk; flexible enough to handle seasonal movement. Cost: $50–$200 DIY
  • Large cracks (>1/2") or heaving — indicates subsurface issues; consult a concrete contractor. May need mudjacking ($600–$1,500) or slab replacement

Power washing and cleaning

  • Pressure — use 2,500–3,000 PSI for concrete; lower for pavers (1,500–2,000 PSI) to avoid dislodging joint sand
  • Technique — maintain 6–8" distance, use a 25° fan tip, overlap passes by 50%; never hold in one spot
  • Oil stains — pre-treat with degreaser and scrub before power washing; old stains may need a poultice (baking soda + acetone)
  • Professional cost — $150–$400 for a typical driveway; includes surface cleaner attachment for even results

Sealcoating asphalt driveways

Asphalt driveways need sealcoating every 2–3 years to prevent oxidation and cracking. Apply in summer when temps stay above 50°F for 24 hours. DIY: $75–$200 in materials for a 2-car driveway. Professional: $200–$500. The sealcoat restores the black appearance and fills hairline cracks, extending the driveway's life by 5–10 years.

When to call a contractor

If more than 25% of a slab has cracks, if sections have sunk or heaved more than 1/2", or if you want decorative stamped concrete or epoxy coatings applied — these require professional equipment and expertise.
