Why summer is the best time for concrete maintenance
Concrete repair materials (sealers, fillers, coatings) need warm, dry conditions to cure properly — ideally 50–90°F with no rain for 24–48 hours. Summer provides the ideal window. Addressing cracks now prevents water from entering and causing freeze-thaw damage next winter, which can turn a $200 crack fill into a $3,000–$7,000 slab replacement.
Crack repair by severity
- Hairline cracks (<1/8") — fill with concrete crack filler ($5–$15 per tube at hardware store); purely cosmetic but prevents water intrusion
- Small cracks (1/8"–1/2") — clean out loose material, apply self-leveling polyurethane caulk; flexible enough to handle seasonal movement. Cost: $50–$200 DIY
