Do I Need a Permit to Install a Smart Lock?

Installing a smart lock on an existing door almost never requires a permit. Replacing a standard deadbolt with a smart deadbolt or adding a smart lock to an existing deadbolt prep is considered a hardware swap, not a building alteration. However, permits may be triggered if the installation requires new electrical wiring (hardwired locks needing a dedicated circuit), if you are modifying a fire-rated door assembly, or if the work involves running low-voltage wiring through walls in jurisdictions that regulate low-voltage installations. Renters should check lease terms and landlord approval requirements.

Do you need a permit?

Rarely required

What triggers a permit

  • Running new electrical wiring through walls for a hardwired smart lock
  • Modifying a fire-rated door or door frame assembly
  • Installing access control systems with electromagnetic strikes or electric bolt locks in commercial properties
  • Running low-voltage wiring through walls in jurisdictions that require a low-voltage permit

In the US, replacing a deadbolt with a battery-powered smart lock (Schlage, Yale, August, etc.) is a hardware swap that requires no permit in any jurisdiction. The work does not alter the structure, electrical system, or plumbing. However, if a hardwired smart lock requires running new electrical wire to the door frame, an electrical permit may be needed — though most residential smart locks are battery- or PoE-powered. In commercial buildings, installing electromagnetic locks or electric strikes on fire-rated door assemblies may require a permit and must comply with NFPA 80 (fire door assembly standards) and ADA egress requirements. Some states require a low-voltage contractor license for running structured wiring through walls. HOA rules may restrict exterior hardware changes on entry doors.

In Poland, installing an inteligentny zamek (smart lock) on an existing door is treated as wymiana okuć (hardware replacement) and does not require a zgłoszenie or pozwolenie na budowę. Battery-powered smart locks require no electrical work. If the lock requires new okablowanie (wiring) through ściany (walls), the work should be performed by an electrician with appropriate uprawnienia (qualifications), but no permit is needed for residential installations. In budynki wielorodzinne (multi-family buildings), modifications to drzwi wejściowe do klatki schodowej (entrance doors to common areas) typically require approval from the wspólnota mieszkaniowa (homeowners' association) or spółdzielnia (cooperative). Modifying drzwi przeciwpożarowe (fire-rated doors) must preserve their fire rating — a responsible building manager should confirm compliance.

In the Netherlands, installing a slim slot (smart lock) on an existing door is considered onderhoud (maintenance) and is vergunningsvrij under the Omgevingswet. No omgevingsvergunning is needed. Battery-powered smart locks require no electrical work. If a hardwired system requires new bekabeling (wiring), the work must comply with NEN 1010. In appartementen (apartments), modifications to the gemeenschappelijke toegangsdeur (shared entrance door) require approval from the VvE (Vereniging van Eigenaren — owners' association). Modifying a brandwerende deur (fire-rated door) must preserve its fire rating per NEN 6069. Insurance policies (opstalverzekering) may require that the lock meets the Politiekeurmerk Veilig Wonen (PKVW) or SKG certification standard.

In Spain, installing a cerradura inteligente (smart lock) on an existing door in a vivienda (residential property) does not require a licencia de obra or comunicación previa. It is classified as a simple cambio de herraje (hardware change). Battery-powered smart locks require no instalación eléctrica. If a hardwired system requires new cableado (wiring), the work should be performed by an instalador autorizado. In comunidades de propietarios (homeowners' associations), changing the exterior appearance of the puerta de entrada (entry door) in common areas may require community approval. Modifying a puerta cortafuegos (fire-rated door) must preserve its certificación de resistencia al fuego. The Código Técnico de la Edificación (CTE) section DB-SI covers fire safety requirements for doors in shared buildings.
