Popcorn (acoustic) ceilings installed before 1980 may contain asbestos, so any crumbling or flaking must be taken seriously. Even asbestos-free popcorn texture deteriorates over time — water stains soften it, humidity loosens the bond, and every vibration from above shakes particles loose. Removal involves wetting the surface, scraping the texture down to the drywall, skim-coating the ceiling smooth, and then priming and painting — a messy, labor-intensive process that a professional painter handles far better than DIY.
